The proposed expansion of the School building would have enormous impact on the site:
CURRENT SITE PROPOSED SITE LAYOUT
The site has been a playing field site for decades. The classroom buildings are ancillary to the main school in Wensleydale Road, which houses the Head's office and administrative functions. The existing unobtrusive buildings are single-storey with flat roofs, except for the sports pavilion (Jubilee Hall), and the majority of the site is taken up with grassed sports pitches. The size and materials of the buildings are in keeping with their surroundings. The site provides a green outlook and open aspect from neighbouring properties and Carlisle Park with long views across the site to houses or the park beyond
The proposed building would, by reason of its height and width, dominate and transform the character of the site and prevent the view from Carlisle Park reaching across to Gloucester Road houses as it now does. Its size, style and materials are inconsistent with its surroundings. One of the two pitches would be replaced by two artificial surface MUGA (Multi-Use-Games-Area) pitches with associated high fencing and presumably floodlighting. The naturally grassed area of the site would be confined to the north west quadrant of the site. Additionally, the car park area and hard surfacing would mean further loss of natural surfacing and significant reduction overall of natural grass habitat currently used by birds and wildlife (see Ecology/Trees for further info).
The DNA submit that the proposed development is wholly inconsistent with the zoning of the site, and does not meet the criteria for an OOLTI site that have to be satisfied before development can be permitted.
